What the check looks at
Most Dutch rental homes fall under the points system (woningwaarderingsstelsel). Floor area, property value, energy label, amenities and outdoor space add up to a points total, and that total sets a legal maximum rent. Up to 143 points a home is rent controlled, from 144 to 186 points it falls under the mid-rent rules for contracts starting on or after 1 July 2024, and only above 186 points is the base rent free. Honest about the outcome. The check gives a careful indication with a range, not a binding count. Only the Rent Tribunal's own investigation is binding.
