Initial rent

Just signed? Then every day counts.

Within six months of the start of your rental contract, you can ask the Rent Tribunal to test your initial rent. Inside that window, an excessive rent goes down with retroactive effect to day one. After it closes, that retroactive route is gone. Count your days below.

Why this review is so powerful

The initial rent review is the only procedure that works backwards: if the Tribunal rules that your rent should have been lower from the start, the landlord has to repay everything you overpaid since your first day. For expats this matters double, because rents offered to international newcomers are regularly far above the points-based maximum, and a temporary contract does not weaken your position at all. You can even request the review up to six months after a temporary contract ends.

Missed the window?

Then not everything is lost. For rent controlled and mid-rent homes you can still propose a rent reduction going forward, and service charges and maintenance issues can be brought to the Tribunal at any time. Start with the free check to see where you stand.
