Which check do you need?
All free, no account needed. They calculate in your own browser, so no amount and no address reaches our servers. Each one ends with the letter you need.
- Rent points check two to three minutes
- Is my basic rent too high? You have a self-contained home with your own front door, kitchen and shower.
Your points total, the maximum rent that goes with it, and a letter to request a reduction. - Rent increase check about two minutes
- Is this increase even allowed? You received a letter about a rent increase.
Whether the percentage is legal, whether the letter arrived in time, and an objection letter. - Maintenance issues check about three minutes
- How far can my rent come down? Something is wrong with your home: mould, a leak, broken heating.
The category of the defect, how far your rent can come down, and the notice that starts the clock. - Room check about two minutes
- What may my room cost? You share the kitchen, shower or toilet with people outside your household.
Your points total under the separate rules for rooms, and your maximum basic rent. - Service charges check about five minutes
- Is my annual statement correct? You received a statement of service charges, or none at all.

Not sure between the rent points check and the room check?
The difference is what you share. If you have your own kitchen and your own shower, your home is self-contained and you use the rent points check. If you share either of them with housemates, your space counts as non-self-contained and a completely different points system applies. Pick the wrong one and the figure that comes out means nothing.
Why the letters are in Dutch
Every letter these tools produce is in Dutch on purpose. It goes to a Dutch landlord or to the Rent Tribunal, and the legal wording has to be exact. You can send them as they are. Everything you need in order to understand what you are sending is explained in English.
