Within six months of your contract start you can have the initial rent reviewed with retroactive effect. After that, review remains possible for rent controlled and mid-rent homes, and service charges and defects can always be brought to the Tribunal.
My apartment is rented furnished. Does that change the count?
The points count concerns the home itself. For furniture the landlord may charge a reasonable fee on top of the base rent, but that fee falls under the service charges and can be tested separately.
